Well investment in a musical at any time is a huge gamble, but at the moment, even more so.
Having said that, new musicals are still happening through 2009/2010 (Spiderman, Phantom 2, Memphis etc etc), and if you are going to invest, a musical based on two huge selling albums has gotta be a better risk than something 'unknown'?
